Claire A. Callen, a dynamic and visionary professional, is a highly experienced and talented hotelier, real estate developer and marketing executive.  She joined Oceanside Resorts, Inc. (“Oceanside”) as its president in 1998 with the goal to transform a stagnant company into a vibrant entity that maximized its profit potential.  At that time, Oceanside, a closely-held private corporation, was a single-asset real estate company that owned and operated an outdated resort hotel in South Beach, Florida.  With Ms. Callen at the helm, this 355-key, oceanfront hotel underwent an award-winning renovation and market repositioning. Revenues reached new heights and the property quickly became a premium Holiday Inn, thus earning the property the coveted “Modernization Award” from industry peers in 2000.  The Holiday Inn South Beach continued to perform well until its closing in June 2006.   Oceanside, through its wholly-owned subsidiary Delta Management LLC, has also lent its management expertise to the Holiday Inn Miami International Airport (“Holiday Inn MIA”) beginning in 2003 when it became the operator of that hotel.  Under Ms. Callen’s and Oceanside’s direction, the Holiday Inn MIA has drastically increased revenues, RevPar, average daily room rate, and Income Before Management Fees.  This property is now performing above pro forma and is projected to continue to increase its market share.

In 2004, Ms. Callen decided to take Oceanside in a new direction by expanding and diversifying its real estate portfolio. Ms. Callen sold the Holiday Inn South Beach to a group of New York developers.   She embarked on an expansion strategy to acquire signature commercial, retail and hotel properties with a particular focus on properties located along the Southeastern Atlantic Seaboard. Since 2004, Oceanside has acquired over $200,000,000 in new property assets including Class A office buildings in Charleston & Columbia, South Carolina & Boston, Massachusetts.  Oceanside further acquired the Sheraton Charlotte Airport Hotel in Charlotte, North Carolina, closing this purchase in June 2007, Delta Management a wholly owned subsidiary became the hotel’s operator.  

Prior to joining Oceanside, Ms. Callen served as the president of Hospitality International Timeshare, Inc.  (“HIT”) in Orlando, Florida.  HIT and Ms. Callen assisted in the development of a 400-unit, five-star Interval International Resort for Aoki Construction Company and Westin Vacation Management.  Ms. Callen implemented a progressive sales and marketing campaign for the project resulting in her earning the Silver Award from the American Resort Developers Association (“ARDA”) in 1996 as the Marketing Executive of the Year for large projects. Ms. Callen began her career with Hilton International.  She subsequently joined H.I. Development Inc. as the vice president of real estate where she oversaw various development projects, repositioning opportunities and management projects. 

Ms. Callen strongly believes in good corporate and community citizenship.  To that end, she has donated her time and energy to numerous community-based and international non-profit organizations. Ms. Callen served on the Board of Governors of the Miami Beach Chamber of Commerce and is an appointee to the Beach Preservation Committee, a City of Miami Beach advisory board.  Reflecting a life-long commitment to encourage international economic development, Ms. Callen was the past chair of the Southeast U.S./Japan Association and has participated on boards and committees such as the American Committee on Foreign Relations, the Florida Council of International Development, and the National Association of Japan America Societies. 

Ms. Callen holds a Bachelor of Science in Hotel Administration from Cornell University in Ithaca, New York.  She has been a resident of the City of Miami Beach, Florida since 1998.  A visionary who captured the opportunity to leverage her experience and education, she has displayed through intelligent acquisitions and sound fiscal management how to guide Oceanside through the acquisition of their many prominent properties throughout the southeastern United States, with prudent diversity of assets in the commercial, retail and hospitality sector, specifically under the Starwood and Intercontinental Hotel Group Flags.

Rick is an experienced and tested professional with a proven executive level background that has qualified leadership skills with disciplines in banking and finance, corporate turnarounds, legal and strategic initiatives for the disposition of non-performing, noncore and Real Estate Owned assets together with a veterans skill set in acquisitions, asset enhancement, real estate construction and development, brokerage and management to round out the areas of his expertise.

Rick’s business acumen, background and experience has taken him from entry level “audit” work with The Travelers to positions as President of CitiBank’s USCBG Holding Company for distressed, workouts and nonperforming assets; Executive Vice President and Regional Director for an UPREIT which was sold to Highwoods Properties (HIW-NYSE) who retained his services to manage their Florida Holdings to President and Chief Operating Officer of the Easton Group, a privately held consortium of Real Estate Limited Partnerships.

Hard working with a roll up your sleeve attitude and a reputation for dealing in solutions that create value, provides for a strong following of all associates affected by his infectious “Can do” attitude. With a Bachelors of science in Accounting from Fairleigh Dickinson University and a Master’s degree in Finance together with a Juris Doctorate in Law from Syracuse University, Rick has been able to leverage his experience with his education to succeed in a very challenging, competitive and complex environment and be recognized as a leader in his field.

Rick is a devoted husband and father of (5) children who has leaned to balance his professional career through the principles of his upbringing. Hard work, dedication, true character and moral values are traits that are evident in his leadership and practice in life.
